Water tank sealing in Muad Makkah
Muad is a mixed residential quarter of villas and apartment buildings spread along Al Qadisiyah Road and around nearby mosques. Tanks here suffer leaks from cracks and floor-to-wall joints due to building movement and heat cycles. Treatment requires full drainage and surface repair before new lining and sterilisation.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Muad
Most buildings in Muad were constructed in phases from the 1970s to 1990s, and older villa and apartment tanks show visible signs of wear, dampness and seepage. The method is set out in full on the full Water tank sealing page.
Free-standing villas with rooftop tanks
Villas in Muad have independent tanks on their roofs, exposed directly to sun, wind and dust. Vertical cracks appear in walls and floors from soil settlement and heat stress.
Apartment blocks with shared tanks
Apartment buildings contain larger, older tanks with floor-to-wall joints under continuous water pressure. Leaks affect lower floors and adjoining flats.
Intense heat and surface cracking
Al Qadisiyah Road is open to full sunlight and tanks are exposed all day. Daily expansion and contraction causes fine cracks that widen over time under water pressure.
Landmarks of Muad
Muad lies between Al Khadra and Al Sharai on the Haram boundary, with main access via Al Qadisiyah Road which divides the quarter. Mosques and parks serve as landmarks to orient villa and apartment locations.

What we read before any material is opened
A mixed quarter in north Jeddah between Al Khadra and Al Sharai on the Haram boundary, containing villas and apartment buildings and several mosques including Al Aqeel, Hunayn and Sheikh Nasser Al Assaf.
Cracking in the wall
Vertical and horizontal cracks appear in tank walls from continuous water pressure and intense heat exposure on the roof.
The floor to wall joint
The floor-to-wall joint degrades from standing water, repeated seepage and minor building movement.
The condition of the old lining
Pipes and outlets for pumps and drainage offer pathways for water escape if seals are worn.
Sediment and scale
Moisture accumulates inside the tank and old stagnant water causes deposits and mould on the inner surface.
The pipe entries
The concrete floor erodes from acidic water and dissolved salts, especially in older tanks.
The hatch and the vent
Algae and bacteria grow in open or damaged tanks, and worn caps allow dust and debris entry.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Sharai Sub-Municipality
Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.
Questions about this district
Why do new cracks appear in a tank after repair?
If deep cracks and substrate were not repaired before lining, water pressure widens old cracks beneath. Lining covers but does not prevent movement underneath.
Is a villa tank different from an apartment block tank?
Yes. Villa tanks are smaller and easier to repair but more exposed to sun. Apartment tanks are larger and face higher pressure.
How many times can a tank be sealed before replacement?
If cracks are surface-level and structure sound, one lining lasts years. If cracks are deep or the floor is damaged, sealing or replacement may be needed.
Is it safe to swim in a tank after lining and sterilisation?
No, tanks are for drinking, cooking and household use. Sterilisation cleans the inner surface but lining is not potable-grade membrane.
Is cracking open the floor to repair the joint necessary?
In some cases yes. If the joint is damaged and water seeps beneath it, the joint and substrate must be opened and repaired.
Does an old apartment tank need replacement or sealing?
If walls are sound and cracks few, sealing is enough. If walls are thin or punctured, replacement is better.
How much does water tank sealing in Muad cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Muad.
