Water tank sealing in Sharai Makkah
Sharai is a mixed quarter in north east Makkah, part villas and part apartment buildings with vacant plots distributed on a regular grid. The quarter lies very close to the Haram boundary, and tanks here serve individual homes, apartment buildings and multiple ownerships. Salt moisture from the nearby coast and damp sand affect the tank exterior, and the high pressure from proximity to the Haram increases the need for tight sealing.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Sharai
The quarter contains old plots from Sharai scheme one and newer additions. Tanks vary widely in age and type depending on when the building was constructed. The method is set out in full on our Water tank sealing service.
Tanks lie among damp sand and salt spray from the nearby Red Sea
Sharai sits only a few kilometres from the Red Sea. Salt and high humidity spread through the air and sand. External tank concrete corrodes from airborne salt particles.
A regular grid with vacant plots means multiple tanks at different points
The quarter is laid out on a regular grid with vacant land. Some tanks sit in tight spaces or confined zones between villas and apartment blocks. Access and repair may require coordination with multiple property owners.
Proximity to the Haram means high water demand and high pressure in the network
The quarter lies near the Haram. The Holy Mosque draws millions of pilgrims yearly. The main network carries water at high pressure to this area, and tanks bear additional pressure.
The character of Sharai
Mixed district: shops at street level with homes above them
A mixed quarter contains villas, apartment buildings and vacant plots with widely varied tank sizes and types. Proximity to the Haram means higher standards for water quality and sealing. Access to tanks in confined zones may require coordination with multiple property owners.
What we read before any material is opened
The core of the Al Sharai area in north east Makkah, laid out along King Faisal Road and formerly Sharai scheme one, just outside the Haram boundary with markers running along its western edge. Villas, apartment buildings and vacant plots share a regular grid with Al Sharai Park, the Al Sharai cemetery, the Al Sharai medical complex and many mosques.
Cracking in the wall
External surface inspection reveals salt corrosion and moisture damage, strong signs of internal concrete weakness.
The floor to wall joint
Inspection of joints and corners is important in tanks near the Haram, where high pressure causes cracks.
The condition of the old lining
Inspection of pipe entries reveals weak points; pipes in confined areas may be old and weakened.
Sediment and scale
Moisture inspection in walls is more critical here because of salt and high humidity in the air.
The pipe entries
Inspection of deposits and sediment from salt and minerals is thorough because water carries higher salt loads.
The hatch and the vent
Inspection of structural stability matters for tanks in spaces between villas and buildings, where foundations may be close together.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Sharai Sub-Municipality
Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.
Questions about this district
Does external tank corrosion from salt and moisture affect the water inside?
External corrosion does not cause direct contamination, but it signals weakness in the concrete. If corrosion penetrates inward, water quality may be affected.
Why do tanks in Sharai need full sealing rather than simple repair?
High pressure from Haram proximity and the effects of salt and moisture mean simple tanks do not last long. Full sealing provides long-term protection.
Do vacant plots and scattered villas mean separate sealing for each tank?
Yes. Each property owner may own a separate tank. Coordinating with multiple owners makes repair more complex.
Does water near the Haram require higher safety standards?
Yes. Water quality near the Haram is very important. After sealing and sterilisation, we ensure the water meets high quality standards.
Can old tanks in early Sharai schemes be sealed or must they be replaced?
Most can be sealed. Good internal sealing protects an old tank and extends its life by several years.
Does proximity to the cemetery and medical complex affect tank water quality?
The cemetery and medical complex do not directly affect water. But their location means some tanks are in areas with limited access.
How much does water tank sealing in Sharai cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Sharai.
