Water tank sealing in Maqam Makkah

Maqam is a northern extension of Al Sharai between Al Usaylah and Al Khadra with new apartment buildings, villas and residential plots on a regular grid. The Haram boundary marker on King Faisal Road marks its southern edge. Tanks here were built to solid standards, but problems arise from rapid concrete shrinkage and severe seasonal sun and wind exposure.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Maqam

Buildings in Maqam are very new and tanks were built alongside construction. The concrete has not fully cured, causing rapid shrinkage in the first year. The method is set out in full on the full Water tank sealing page.

The first reason

New residential buildings on a regular grid

Villas and apartment buildings in Maqam were built in very recent years on a regular urban plan. Tanks on rooftops have no shelter and receive direct sun all day.

The second reason

Location near the Haram boundary and Al Sharai

The district is near Al Sharai and the sacred boundary, streets are open and winds are strong especially from the south and west. This accelerates daily expansion and contraction.

The third reason

Empty plots and ongoing building work

The district is still under development with many empty plots and active construction. Dust and moisture from building work affect tank conditions.

What we read before any material is opened

A northern extension of Al Sharai between Al Usaylah and Al Khadra with new apartment buildings and villas on a regular grid. The Haram boundary marker stands on King Faisal Road at the southern edge. New mosques such as Al Firdaws and Dhu Al Nurayn cluster in the south, and vacant plots climb towards the Al Shifa hills to the north.

Cracking in the wall

Internal surface is porous and damp because concrete is brand new. We clean carefully and study every small crack and branch.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Shrinkage cracks start at corners and joints and spread across the surface. We map each crack precisely.

The condition of the old lining

The floor-to-wall joint is stable in new construction but moisture may seep there over time.

Sediment and scale

Pipe entries and openings are tightly sealed in modern construction but shrinkage may leave small gaps.

Lining covers all existing cracks and weak, damp areas of concrete.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Maqam

New development: ongoing construction and vacant plots between the homes

Maqam is a new district with modern villas and apartment buildings on solid foundations but still under active development. New tanks suffer rapid shrinkage because of fresh concrete and severe sun and wind exposure. Sealing focuses on rapid shrinkage and cracks arising from daily thermal expansion.

Questions about this district

Why do cracks appear quickly in new Maqam tanks?

The concrete is very new and sun and wind are strong. Shrinkage happens fast and daily expansion causes small cracks that widen quickly.

Does wind from the south affect tanks?

Yes. Seasonal wind from the south and west causes additional mechanical expansion of the concrete.

Does ongoing building work in the district affect tanks?

Yes. Dust and moisture from excavation and construction affect nearby tanks and increase shrinkage.

How many years should we wait before sealing in a new district like this?

About one year, after primary shrinkage has slowed. Waiting longer may not be necessary if main cracks have already formed.

Is sealing one tank in a building enough if it is surrounded by empty plots?

Sealing one tank is enough for that tank. Empty plots do not directly affect the tank if foundations are solid.

Will new lining protect against ongoing seasonal cracking?

Lining protects against water loss from existing cracks. If seasonal expansion and contraction continue, the lining may crack too.

How much does water tank sealing in Maqam cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Maqam.
