Water tank sealing in Taybah Jeddah

Taybah is a newly established residential district north of Jeddah near Wadi Obhur, where villas are still under construction and tanks are freshly installed but untested under sustained water pressure. New tanks need sealing before first prolonged use. Fine cracks in fresh concrete emerge within months of sun and heat exposure.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Taybah

Most villas were built within the last two years with freshly installed concrete tanks, and many have not yet run through a full cycle of seasonal expansion and contraction. The method is set out in full on how we approach Water tank sealing.

The first reason

New tanks have not yet settled

Fresh concrete in emerging villas has not yet experienced a complete cycle of summer expansion and winter contraction. Fine cracks appear within the first hot months when tanks face direct sun exposure.

The second reason

High water table near Wadi Obhur

Taybah lies close to Wadi Obhur where the water table is elevated. Outward pressure on tank walls is higher here than in southern areas, and sealing must protect against both internal and external moisture.

The third reason

New villas require rapid commissioning

New owners fill tanks immediately after moving in. Heavy mineralised water and salt start to affect concrete from day one. Early sealing prevents leaks and corrosion.

A fine crack running through a concrete wall

Cracking in the wall

Initial inspection identifies standing water, turbidity and white sediment buildup from salt and calcium deposits.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Fine cracks emerge on all new tank floors at wall joints and internal corners.

A coating flaking away from a concrete surface

The condition of the old lining

Floor-to-wall joints in new villas are unprotected and require immediate sealing and reinforcement.

Limescale deposits inside a water pipe

Sediment and scale

Pipe entries and fixings cause stress cracks around openings in fresh concrete.

Internal walls need a waterproof lining on the water-facing surface to prevent salt and mineral leakage.

Sterilisation must occur before first fill to eliminate bacteria present in new concrete.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Taybah

New development: ongoing construction and vacant plots between the homes

Emerging villas mean new tanks untested by real conditions. Fresh concrete is sensitive to sun, heat and water pressure, so sealing must be swift and thorough before sustained use begins.

Questions about this district

Why does my new tank need sealing right away?

Fresh concrete has not yet stabilised and cracks appear quickly under pressure and heat. Early sealing protects the surface before water penetrates.

Are tanks in new villas different from older established ones?

Yes. New tanks are bare concrete with no coating. Older tanks may have old clay or plaster layers that need removal.

Does the high water table affect sealing quality?

Yes. External pressure causes leaks from the floor and walls. Sealing must protect in both directions.

How does concrete thickness affect the sealing?

Thin concrete allows moisture through faster. In emerging villas, thickness varies, so sealing must compensate for these differences.

Does sealing last forever or need redoing?

Good sealing lasts 10-15 years. After that new cracks may appear from repeated seasonal expansion and contraction.

Can I seal the tank without draining it first?

No. The surface must be completely dry and inspection standards require checking for all cracks. Draining is essential.

How much does water tank sealing in Taybah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Taybah.
