Water tank sealing in Al Firdaws Jeddah

Al Firdaws is a mixed residential district between Madinah Road and Prince Abdulmajeed Road, with relatively new villas and apartment buildings. Tanks here sit underground in villas and on rooftops in apartments. Sandy soil causes moisture to seep into ground tanks and cracks appear from settlement and daily thermal expansion.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Firdaws

Villas in the district have underground tanks and moisture penetrates from sandy soil. Apartment buildings have elevated tanks and roof leaks are common from daily thermal stress. The method is set out in full on Water tank sealing in detail.

The first reason

Sandy soil draws moisture into ground tanks

Villas in Al Firdaws have underground tanks and shallow sandy soil allows moisture to seep around tank walls. Standing water after rain pools around the tank and causes external wall corrosion.

The second reason

Daily thermal expansion cracks elevated tanks in apartment buildings

Elevated tanks on apartment roofs face severe temperature swings between sun and cold night. Cracks start from roof corners and around pipes and widen over time.

The third reason

Average tank age and deferred maintenance

Most villas and apartments were built 15-20 years ago and tanks have had no maintenance since construction. Protective layers are aged and leaks start from accumulated hairline cracks.

The character of Al Firdaws

Mixed district: shops at street level with homes above them

The mixed residential area has both villas and apartments needing different approaches. Underground villas need protection from groundwater moisture and elevated apartments need protection from thermal stress, so sealing must suit each type.

What we read before any material is opened

A mixed residential district between Madinah Road and Prince Abdulmajeed Road, next to Al Sawari to the north and Al Shira to the west, with villas, apartments and residential subdivisions.

A fine crack running through a concrete wall

Cracking in the wall

Pore corrosion shows in ground tanks from the sandy soil drawing moisture around tank walls.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Thermal cracks appear on elevated surfaces from the daily temperature swing between sun and cold night.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entry points and fixtures corrode from the hydrostatic pressure of groundwater in villas.

Limescale deposits inside a water pipe

Sediment and scale

High soil moisture around ground tanks causes slow leakage and daily water loss.

The pipe entries

Inner walls of elevated tanks corrode from algae and mineral deposits that build up from hard water.

Biological growth and algae appear on internal surfaces from low light and lack of regular maintenance.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Dhahban Sub-Municipality

Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.

Questions about this district

Why do ground tanks in villas leak from the sides?

Sandy soil draws moisture constantly. If groundwater is high or after rain, pressure pushes water through cracks and pores.

Does sealing visible cracks solve side-leakage problems?

Not always. If soil is constantly moist, we may need external tank sealing or drainage around the tank.

Do apartment rooftop tanks need different sealing from villa ground tanks?

Yes entirely. Elevated tanks need sealing that tolerates high thermal expansion and direct sun every day.

How long does new sealing last before leaks return?

In Al Firdaws conditions, good sealing lasts 10-15 years if maintenance is regular and groundwater is low.

Do newer villas need the same tank inspection as old ones?

Yes. Even new villas need full tank inspection. Hairline cracks may be present since construction.

What is the difference in maintenance between ground and elevated tanks?

Ground tanks need protection from external moisture and elevated tanks need protection from thermal expansion and cracking.

How much does water tank sealing in Al Firdaws cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Firdaws.
