Water tank sterilization in Al Falaq Al Jadid Makkah

Al Falaq Al Jadid is a new Crown Prince scheme district in south Jeddah with a retail complex and new villas, but most land at the foot of Jabal Aghzul remains open with scattered building. Tanks need initial sterilization and dust from the mountain and bare ground settles in tanks easily.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Falaq Al Jadid

Most land at the foot of Jabal Aghzul is open and has scattered building, with villas and retail units very new and water systems not yet complete. The method is set out in full on the full Water tank sterilization page.

The first reason

Jabal Aghzul provides continuous dust and sediment source

Jabal Aghzul is a rocky peak bordering the district to the south and southeast. Winds sweep rock dust and particles directly into open vents and pump intakes. Mountain contamination is year-round.

The second reason

Scattered building provides new sediment daily

Most land at the mountain foot remains undeveloped and buildings are dispersed. Equipment and excavation produce fresh dust daily and exposed tanks receive it easily.

The third reason

Retail complex demands high water cleaning and washing

The retail complex has restaurants, laundries and many bathrooms. High water use and daily cleaning create high demand on sterilization systems and tanks.

The character of Al Falaq Al Jadid

New development: ongoing construction and vacant plots between the homes

A new district with open ground means new tanks exposed to mountain dust and continuous contamination. Jabal Aghzul provides heavy rock dust and scattered building adds fresh sediment constantly. Sterilization must focus on removing heavy sediment and rock particles with high-pressure washing.

Before treatment

What we read inside the tank before anything starts

A new residential and commercial district from the Narjis scheme (also called Al Falaq Al Jadid), south of Harat Al Bab Al Jadid and Al Laith Road, with the Fifth Ring Road crossing the area. A retail complex and new villas stand complete but most land at the foot of Jabal Aghzul has scattered building.

Fine wet sand seen close up

Sediment on the floor

Rock particles and minerals from Jabal Aghzul rise with wind and settle in the tank base through exposed vents.

A concrete wall carrying a damp green layer

The slime film on the wall

Heavy sludge rich in rock particles collects on tank walls; removal requires high pressure and a strong brush.

A plastic water tank standing on a rooftop

Light and heat

New pipes and unprotected vents provide easy pathways for dust from the mountain and open ground.

A concrete surface carrying fine cracks

The lining and any cracking

Moisture is present from construction water and constant cleaning in retail shops, providing ideal conditions for bacterial and algal growth.

A metal cover over a water tank opening

The lid and the openings

Open vents, pump ports and new pipes provide direct entry routes for dust and rock particles from the mountain.

A glass of water on a kitchen counter

What shows up at the tap

Heavy particles and minerals accumulate rapidly in new tanks; sterilization must focus on removing rock sediment with higher strength.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about South Makkah Sub-Municipality

South Makkah sub municipality is the belt of Crown Prince schemes south of Al Ukayshiyah, along the Al Laith road and the extension of Ibrahim Al Khalil Road to the Fifth Ring Road and the Non Muslims bypass. Most of it is still bare: granted plots awaiting houses, new villas standing alone, open building sites and unfinished paving and drainage. Wadi Uranah and its tributaries cross the low ground and hold water after rain, hills close it in, and rodents, reptiles and scorpions shelter in stacked materials and foundation pits before the neighbourhoods fill up.

Questions about this district

Is Jabal Aghzul the main dust source in the tanks?

Yes. The mountain provides year-round dust especially from easterly and northerly winds. Fine rock particles settle in the tank base.

Why do scattered building areas need more sterilization than fully built districts?

Excavation and equipment produce fresh sediment constantly and exposed vents allow direct dust entry. New tanks have low contamination tolerance.

Is dust from Jabal Aghzul more problematic than ordinary dust?

Mountain dust contains rock particles and metal oxides. These particles are heavier and harder to remove than ordinary dust.

Does the retail complex affect water quality in shared tanks?

Yes. Shops use water heavily and daily cleaning creates high load on sterilization systems. Tanks need stronger and more frequent sterilization.

How do we manage tanks in areas that are mostly open ground?

We focus on covering and protecting vents from dust, sterilize with higher strength, and regularly clean heavy sediment from the base.

Do easterly and northerly winds increase mountain dust contamination?

Yes. East and north winds sweep dust directly from the mountain to the district. Strong wind periods see higher contamination and require more sterilization.

How much does water tank sterilization in Al Falaq Al Jadid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Falaq Al Jadid.
