Water tank sterilization in Al Qashashiyah Al Jadid Makkah
Al Qashashiyah Al Jadid is one of the newest residential schemes in south Jeddah, built under Crown Prince schemes seven and eight. The residential buildings are brand new with recently installed tanks, but the water carries sediment from the new distribution network and soil around Wadi Malakan.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Qashashiyah Al Jadid
Buildings and tanks here are very new, but clay deposits and minerals from new pipework and surrounding soil settle rapidly in tank floors. The method is set out in full on how we approach Water tank sterilization.
New tanks in newly constructed buildings
Tanks have been installed only one or two years ago in the new buildings. New pipes carry mineral deposits, iron oxide and sand particles from the newly laid distribution network.
Hard soil and high-salinity water
Nearby Wadi Malakan and the sandy soil around the Kasab hills provide sources of mineral sediment and high salinity. Stored water accumulates deposits noticeably fast.
Seasonal water demand and intensive consumption
The new district experiences rapid building activity and families consume large volumes of water. Tanks fill and empty frequently, and deposits settle in the bottom quickly.
Landmarks of Al Qashashiyah Al Jadid
Al Qashashiyah Al Jadid lies at the far south between the Kasab hills and Wadi Malakan, with the Fifth Ring Road and the southern extension of Ibrahim Al Khalil Road as key boundary landmarks that define the service coverage zone.

What we read inside the tank before anything starts
A newly developed residential district in the far south, part of the Crown Prince development schemes, on the edge of the Kasab hills and near Wadi Malakan. The Fifth Ring Road and the southern extension of Ibrahim Al Khalil Road cross it.
Sediment on the floor
Iron and mineral deposits settle fast in the tank floor because of new pipework and proximity to Wadi Malakan and heavy mineral soil.
The slime film on the wall
Algae and bacteria grow in new tanks because stored water is exposed to light and heat in new buildings surrounded by bare sand and open ground.
Light and heat
The inner tank walls accumulate a slimy layer of algae, bacteria and salt buildup, especially in corners and areas where flowing water does not reach.
The lining and any cracking
High salinity and heavy minerals from Wadi Malakan settle at the tank bottom and rise with intensive consumption patterns.
The lid and the openings
The tank may hold moisture and water pooling in minor cracks or at connection points, where bacteria multiply rapidly.
What shows up at the tap
Foul odour and cloudy water indicate rapid bacterial and algal growth in new tanks in sandy areas.
How we work
-
1
Inspect and record the condition
We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.
-
2
Drain and lift the sediment out
The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.
-
3
High pressure wash
Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.
-
4
Sterilize, rinse, then return to service
The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.
What water tank sterilization includes
-
A recorded inspection
Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.
-
Draining and sediment removal
The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.
-
High pressure washing
Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.
-
Sterilizing the internal surfaces
A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.
-
Line flush and aftercare
Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.
-
The next cycle
We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.
What is different about South Makkah Sub-Municipality
South Makkah sub municipality is the belt of Crown Prince schemes south of Al Ukayshiyah, along the Al Laith road and the extension of Ibrahim Al Khalil Road to the Fifth Ring Road and the Non Muslims bypass. Most of it is still bare: granted plots awaiting houses, new villas standing alone, open building sites and unfinished paving and drainage. Wadi Uranah and its tributaries cross the low ground and hold water after rain, hills close it in, and rodents, reptiles and scorpions shelter in stacked materials and foundation pits before the neighbourhoods fill up.
Questions about this district
Do new tanks need sterilization immediately?
Yes, even brand new tanks need sterilization right after installation. New pipework and mineral deposits fill the tank from the start.
Why is sediment buildup faster in Al Qashashiyah Al Jadid than in other areas?
Wadi Malakan and nearby sandy soil provide natural sources of mineral sediment. The new distribution network carries iron oxide and particles.
How many times per year does a tank here need sterilization?
New tanks need sterilization at least every six months. Sediment and salinity accumulate fast in new zones.
Is tank cleaning alone enough without chemical sterilization?
No. Cleaning removes only visible sediment. Chemical sterilization is necessary to kill bacteria and algae growing in new tanks.
Does the quality of new pipes affect sterilization frequency?
Yes. Lower-quality pipes carry more sediment. Upgrading pipes or choosing higher-grade lines reduces deposits.
How do we keep the tank clean between sterilizations in a new area?
Cleaning filters monthly and regular sediment checks are essential. High-salinity water requires more frequent inspection.
How much does water tank sterilization in Al Qashashiyah Al Jadid cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Qashashiyah Al Jadid.
