Water tank sterilization in Al Sawari Jeddah

Al Sawari is a newly developed district in northern Jeddah, populated by modern villas and residential apartments. New buildings typically have better-quality tanks than older stock, but rapid urban expansion means some tanks were built quickly with corner-cutting. Sand and dust from ongoing construction infiltrate tanks and degrade water quality.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Sawari

Buildings here are recently constructed and suffer early cracks and seepage from ground settlement and thermal movement. The method is set out in full on our Water tank sterilization service.

The first reason

New tanks may be rushed builds

Rapid development means some tanks were made from cheap materials or without proper waterproofing. Cracks form early and water leaks both inward and outward.

The second reason

Dust and sand from active construction sites

Ongoing work in the district sweeps dust and sand into the air. This enters tanks through vents and micro-cracks in the structure.

The third reason

Quality varies so inspection and sterilization must be regular

No uniform standards govern tank construction in this emerging district. Each building needs scheduled inspection and sterilization regardless of reported build quality.

What we read inside the tank before anything starts

A mixed-use residential district newly built in northern Jeddah with owner-occupied villas and apartment blocks, lying between King Saud Road and Prince Abdulmajeed Road, crossed by Aabir Al Qarat Street.

Fine wet sand seen close up

Sediment on the floor

Sand and construction dust from nearby sites accumulate on the tank floor and cloud the water.

A concrete wall carrying a damp green layer

The slime film on the wall

Algae can form in newly installed tanks that were not properly sterilized, especially if vents were left open during build.

A plastic water tank standing on a rooftop

Light and heat

Cracks and seepage occur from normal building settlement, thermal stress and substandard materials.

A concrete surface carrying fine cracks

The lining and any cracking

Moisture and heat from rapid construction cause new buildings to settle and shift more than established structures.

A metal cover over a water tank opening

The lid and the openings

Residue from new materials and metal offcuts deposit inside tanks before first use.

A glass of water on a kitchen counter

What shows up at the tap

Hairline cracks may seem harmless but widen under continuous movement and allow contaminant ingress.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about Dhahban Sub-Municipality

Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.

Questions about this district

Do new tanks need sterilization as often as old ones?

Yes. New tanks harbour sand, dust and debris from the factory and construction process. Baseline sterilization is essential before first use.

Why do newly built properties sometimes get low-quality tanks?

Fast-track development pushes contractors to cut costs by selecting cheap, non-standard tanks to keep budgets down.

Do tank cracks appear quickly in this new district?

Yes. New buildings settle slightly after construction and tanks move with them, causing cracks and seepage.

How do we verify a newly installed tank is sound?

We inspect for cracks, leaks and waterproofing integrity, then run pressure tests to confirm structural soundness.

Does dust from nearby construction affect a sealed tank?

Yes. Dust enters through vent pipes and inlet openings. Even sealed tanks need regular cleaning.

When should we sterilize a brand-new tank?

Immediately after construction completion, before building occupancy, to rule out bacterial contamination, sand deposits and construction residue.

How much does water tank sterilization in Al Sawari cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Sawari.
