Water tank sterilization in Muad Makkah
Muad is a mixed-use quarter on the edge of the Haram boundary, with apartment buildings and villas scattered along Al Qadisiyah Road and around local mosques. Tanks here vary greatly in age and size, from modern units in new villas to older tanks in traditional apartment buildings. Several nearby mosques require regular sterilization of their water supplies.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Muad
Residents and mosques in the area use tanks intensively every day, and water passes through old pipes in some villas and older buildings, causing rapid sediment buildup. The method is set out in full on the full Water tank sterilization page.
New villas with modern tanks
New villas in Muad have modern fibreglass or lightweight metal tanks. These tanks need annual sterilization because they are connected to old main pipelines carrying aged sediment from the street.
Older apartment buildings and corroded pipes
Traditional apartment buildings along Al Qadisiyah Road have large heavy tanks on roofs, with very old internal pipelines. Rust accumulates quickly and water becomes discoloured within a year of sterilization.
Mosques and their regular sterilization needs
Several nearby mosques (Al Aqeel, Hunayn, Sheikh Nasser Al Assaf) use water heavily every day for ablutions and cleaning. Their tanks need sterilization three or four times yearly.
Landmarks of Muad
Muad lies between Al Khadra and Al Sharai on the edge of the Haram boundary, containing several local mosques such as Al Aqeel, Hunayn and Sheikh Nasser Al Assaf.

What we read inside the tank before anything starts
A mixed quarter lying between Al Khadra and Al Sharai just outside the Haram boundary, with villas and apartment buildings distributed along Al Qadisiyah Road and around several mosques including Al Aqeel, Hunayn and Sheikh Nasser Al Assaf, with Al Sharai Park on its northern edge.
Sediment on the floor
Brown sediment from rust collects on the floor of older tanks in traditional buildings along Al Qadisiyah Road.
The slime film on the wall
Green algae grows on tank walls exposed to natural light, especially in new villas where tanks sit directly on roofs.
Light and heat
Pipelines from the street carry rust sediment, and sterilization includes flushing from the furthest outlet point.
The lining and any cracking
High moisture and repeated use in mosques speeds microbial growth inside tanks.
The lid and the openings
Sediment collects especially in deep corners of large tanks in apartment buildings.
What shows up at the tap
Distant tap lines need separate flushing because discoloured water may remain at far outlets.
How we work
-
1
Inspect and record the condition
We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.
-
2
Drain and lift the sediment out
The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.
-
3
High pressure wash
Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.
-
4
Sterilize, rinse, then return to service
The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.
What water tank sterilization includes
-
A recorded inspection
Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.
-
Draining and sediment removal
The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.
-
High pressure washing
Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.
-
Sterilizing the internal surfaces
A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.
-
Line flush and aftercare
Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.
-
The next cycle
We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.
What is different about Al Sharai Sub-Municipality
Al Sharai is the eastern growth front of Makkah along King Faisal Road and the Taif road. Settled quarters sit beside recently renamed schemes where plots are still vacant and buildings are going up, so construction sites, fill and open excavations lie next to occupied homes. Wadi channels such as Wadi Mudarraja, Wadi Al Sharai and Wadi Al Mughammas carry flash floods after rain and dry out to damp silt, while dust blows off the open hills. Roadside shops, restaurants and warehouses line the Taif road, and to the east the area shades into villages, palm farms and springs.
Questions about this district
Do new villas need a different sterilization approach than old apartment buildings?
Yes, villas have smaller modern tanks but share old street pipelines. Our sterilization focuses on cleaning both the tank and internal pipes together.
Why do mosques need more frequent sterilization than homes?
Mosques use water at high intensity every day, and tanks drain and refill multiple times daily. This accelerates sediment and algae accumulation.
Is discoloured water from old pipes dangerous?
It may contain rust and metal particles, but is usually not toxic. Sterilization and cleaning remove the discolouration and sediment.
How many times per year should an apartment building tank be sterilized?
Once or twice yearly is usually enough, but if rust is visible in the water, increase to three times.
Do we need to clean the external pipes from the street to the property?
We typically do not, but we flush discoloured water from them before sterilizing the internal tank.
Does algae grow faster in Muad than in other areas?
Muad lies near the Haram and mosques with high humidity and heavy use, which accelerates algae growth in light-exposed tanks, especially in modern villas with rooftop tanks.
How much does water tank sterilization in Muad cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Muad.
