Water tank sterilization in Usaylah Makkah

Usaylah is a vast master planned suburban development west of Al Sharai, north of the Fourth Ring Road, mixing villas and apartment buildings with commercial spaces. Tanks here are very new and the land is high, rocky and slopes toward Wadi Jalil, Al Muaysim and Badr. Water is relatively clean but rocky earth and seasonal moisture leave mineral flakes and salts in the tank.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Usaylah

The zone is a new master plan from one of Jeddah's largest projects, sited on high rocky ground that slopes toward the surrounding wadis, with apartment buildings rising fast on serviced plots. The method is set out in full on our Water tank sterilization service.

The first reason

High and rocky ground

Usaylah sits on high, rough, rocky terrain. Deep wells here draw clean water but it passes through rock layers that leave mineral flakes and calcium in the tank.

The second reason

Fast suburban build-out and apartment supply

The project is vast and buildings rise quickly on serviced land. Tanks are installed in phases and pipework may have weathered dust and seasonal drying.

The third reason

Seasonal moisture and nearby wadis

Wadi Jalil, Al Muaysim and Badr surround the project and moisture rises in winter and spring. Water may carry deeper well moisture during wet season.

Usaylah sits about 2.5 km from Badr and about 4 km from Maqam.

What we read inside the tank before anything starts

A large mixed residential and commercial master plan west of Al Sharai between Wadi Jalil, Al Muaysim and Badr, partly inside the Haram boundary alongside the Rawabi Al Usaylah scheme, with serviced plots and newer sections still partly empty.

Fine wet sand seen close up

Sediment on the floor

Inspection of tank exterior shows fine white dust on surface from calcium deposits, and pipes are relatively clean.

A concrete wall carrying a damp green layer

The slime film on the wall

Inspection of first taps shows slightly white or light brown water from calcium and minerals, while last taps run cleaner.

A plastic water tank standing on a rooftop

Light and heat

Inspection of tank floor after emptying reveals a light white layer of calcium and natural mineral deposits from deep wells.

A concrete surface carrying fine cracks

The lining and any cracking

Moisture in these tanks is moderate but rises seasonally in winter and spring. Ventilation after sterilization prevents moisture buildup.

The lid and the openings

Bacteria are rare because water comes from deep clean wells. Sterilization focuses on removing mineral deposits more than heavy bacterial purification.

What shows up at the tap

Chlorine smell clears fast because water is clean. Full flushing from the furthest tap takes less time than in salt-heavy zones.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

The character of Usaylah

New development: ongoing construction and vacant plots between the homes

Usaylah is a new and very modern master planned suburb on high rocky ground. Tanks here are contemporary and water comes clean from deep wells, but mineral deposits and calcium are the main challenge, not salt or dust. Sterilization focuses on strong mechanical washing of mineral sediment rather than heavy chemical disinfection.

Questions about this district

Why does Usaylah water look slightly white or brownish on first flow?

Water passes through rock and calcium layers. White and brown deposits are calcium and minerals from deep soil, and clear after proper sterilization.

Does rocky ground affect sterilization quality?

Rocky ground means deeper and relatively cleaner wells. Sterilization is easier than in salt zones but may need repeated washing to remove mineral sediment.

What if the tank is on an upper floor on high ground?

Upper tanks need stronger pressure to empty and wash. Treatment may vary slightly but outcome is the same.

Does seasonal moisture affect when to sterilize?

Yes, dry season (summer and autumn) is better for sterilization because moisture is lower. Winter may need extra sterilization if high humidity starts.

Do the new apartment blocks here need higher sterilization standards?

Modern buildings in Usaylah meet higher standards. Their tanks are relatively clean but need careful first sterilization per international standards.

Is sterilization enough or do I need a filter for white water?

Sterilization removes bacteria and excess moisture. Mineral sediment may need a separate filter if you want colour-free water.

How much does water tank sterilization in Usaylah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Usaylah.
