Bird and pigeon control in Al Lulu Jeddah
Al Lulu is a small coastal strip facing the Red Sea between Al Zumurrud, Al Amwaj and Al Shira, with new villas, apartments and beach resorts along Obhur Road. Pigeons arrive from the sea and resort grounds and nest in irrigated villa gardens, then migrate to high ledges. Year round humidity, exposed ornamental gardens and closeness to the water supply food and fresh water throughout the season.

Why they keep coming back in Al Lulu
The new villas here have large watered gardens, and pigeons first colonise the trees and shrubs before climbing to roofs and ledges. The method is set out in full on how we approach Bird and pigeon control.
Year round garden irrigation and abundant water
Luxury villas in the coastal strip maintain large irrigated gardens all year round, and water plus vegetation attracts pigeons from neighbouring resorts and the shoreline. Pigeons first inhabit the garden, then graduate to roof and ledges. Reducing irrigation and selective tree cutting helps, but pigeons remain as long as water is available.
New villas with high modern ledges
Modern villas have high ledges and wide flat roofs, which pigeons prefer for height and clean perching. Barriers fit easily here, but the height creates larger roosting cavities and working at height on tall buildings is harder and riskier.
Seabirds and gulls compete with pigeons
Proximity to the shore and harbour attracts gulls and other seabirds that share the same ledges and roof spaces. Treatment covers all species, but gulls are more aggressive on metal and demand heavier barriers. The deterrent needs additional strength against seabird pressure.
Landmarks of Al Lulu
Al Lulu sits on Obhur Road between Al Lulu Public Park and Awfa Rizk Mall, and work reaches the site from the east along the coastal road where new villas face the Red Sea directly.

The building decides which deterrent works
A recently developed coastal strip on Obhur Road with luxury villas and apartment buildings, irrigated gardens everywhere, high humidity and salt air year round, and shallow groundwater.
Ledge width
High ledges on new Obhur villas are clean and dark, and require heavy duty anchors that salt and moisture may gradually loosen over twelve months.
Air conditioning platforms
Air conditioning platforms on high ledges provide dark shelter, and pigeons nest underneath before roosting on the top ledge.
The nest itself
Nests in coastal villas harbour moisture and salt loving parasites that migrate to neighbouring flats if not thoroughly removed.
The droppings pattern
Droppings on high ledges fall with force and wind, leaving deep stains on exterior walls and terraces below.
Openings and shafts
New villa roofs have few openings, but ventilation shafts, skylights and glass screens provide entry routes.
Around the roof tank
Roof tanks positioned directly under the ledge on new villas need barriers that encircle them clear of legs and valves.
How we work
-
1
Survey the roof and the facade
We walk the roof, the projections, the condenser platforms and the shafts, separate the nesting positions from the perching ones, and measure and photograph every ledge.
-
2
Strip the nests and treat the parasites
Droppings are wetted before they are lifted so nothing goes airborne dry, bagged closed, and the nest position is treated for ticks and mites before the surface is sanitised.
-
3
Close and fit
Netting tensioned on a perimeter wire with no gap at the corners, spikes or wire on the narrow projections, metal mesh across vents and shafts, and the roof drains freed of the nest material packing them.
-
4
The follow-up visit
We come back to check the tension, the corners and any position the flock has moved to, and correct what has slackened before a bird finds it.
What bird and pigeon control includes
-
A recorded survey
Every ledge, condenser platform and shaft, photographed, with nesting separated from perching before anything is chosen.
-
Nest removal and drain clearing
Lifted wet rather than swept dry, bagged closed, and the roof drains freed of the nest material packing them.
-
Parasite treatment and sanitising
The nest position treated for ticks and mites, then the surface the droppings sat on sanitised.
-
Sealing and fitting the deterrents
Netting tensioned on a perimeter wire, spikes or wire on narrow projections, and metal mesh across ventilation openings.
-
Aftercare instructions
The condensate water, food left on the roof, and what should not sit beside a ledge if the attraction is to stay gone.
-
A follow-up on tension and corners
Netting slackens and corners open over time; the visit corrects that and closes any new position.
What is different about Dhahban Sub-Municipality
Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.
Questions about this district
The garden is large and watered daily; should I stop irrigation to deter pigeons?
Reducing watering helps, but pigeons will find water from sea spray, dew and mist. Real control happens on roof and ledges, and reduced irrigation lowers attraction but does not stop birds arriving from the shore.
The villa is new and the roof is very high; can you reach it safely?
Yes, high roofs need advanced equipment and a team trained for working at height. Cost is higher and work takes longer, but safety is our first principle.
Pigeons come from the adjacent resort; will they return after treatment?
If the resort has not treated its own roof, birds will return but in smaller numbers once we seal your gaps. Barriers protect you but the neighbouring source remains a draw.
The ledge is stained with algae and salt deposits from moisture; does that affect fitting?
Algae and salt deposits weaken the ledge and reduce anchor hold. We clean and abrade the ledge first, then fit the barrier to a clean, dry surface.
My ground floor flat overlooks the garden; are there more pigeons on my level?
Yes, ground floor apartments sit close to garden water and food, and pigeons migrate directly from the garden to terrace and window. Treating the garden and roof together is best.
Do pigeons stay active at night as well or only during daylight?
Pigeons roost at night in their shelters, but gulls may remain active after dark. Barriers prevent entry regardless of the time, so day and night protection are equal.
How much does bird and pigeon control in Al Lulu cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Lulu.
