Water tank sealing in Al Adl Makkah

Al Adl is an eastward extension of the city along King Faisal Road, with dense apartment buildings and pilgrim hotels. Tanks here face constant high demand from residents and guests, and the saline, alkaline water accelerates decay of old linings.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Adl

Buildings here were constructed in recent decades, and tanks suffer from sediment buildup and slow leaks at floor-to-wall joints and pipe entries. The method is set out in full on how we approach Water tank sealing.

The first reason

High pressure from residents and pilgrims

Apartment blocks and hotels run high occupancy year-round, especially during Hajj. Tanks operate under continuous strain and the floor and walls bear heavy water load.

The second reason

Alkaline water and heavy minerals

Water here carries high salt and mineral concentration, accelerating chemical attack on linings. Old linings crumble faster than in other districts.

The third reason

Tanks mounted on roofs and ground floors

Tanks sit exposed on roofs and ground levels. Sun exposure and heat degrade materials. Daily thermal expansion and contraction open cracks in the lining.

A fine crack running through a concrete wall

Cracking in the wall

The surface shows hairline cracks and white mineral stains from water evaporation across the basin floor.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

The floor crumbles from constant water and heavy load, especially at corners and edges.

A coating flaking away from a concrete surface

The condition of the old lining

The wall-to-floor joint is the weakest point, water seeps from there slowly toward the substructure below.

Limescale deposits inside a water pipe

Sediment and scale

Moisture and sediment accumulate on tank walls; minerals in the water leave brown and green deposits.

Water pipes passing through a concrete wall

The pipe entries

Pipes, inlet and outlet are weak points where water finds cracks; old seals perish and allow slow leakage.

White stains and salt marks on the outside signal internal leakage and water escaping slowly through cracks.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Adl

Apartment district: residential blocks, repeated floors and shared entrances

Apartment buildings and hotels mean intensive tank use year-round. Linings here need inspection every year because high salinity and continuous pressure accelerate decay, and treatment must address the problem before major failure occurs.

Questions about this district

Why do tank linings decay faster in Al Adl than elsewhere?

Water here is more saline and alkaline, and the intensive use by residents and guests stresses the lining. Heat and sun exposure on roofs accelerate breakdown.

Does slow seepage mean the problem is not serious?

Slow seepage can continue for years and erode structure from inside. Water creeps beneath the lining and breaks down foundation and steel.

How often should sediment be cleaned from tanks here?

In Al Adl, sediment builds up fast because the water is mineral-rich. Cleaning every year to eighteen months is needed to reduce lining stress.

Does chemical water treatment prevent lining decay?

Chemical treatment reduces sediment but does not stop chemical attack. A new lining is the only lasting solution.

Do hotel tanks need different treatment than residential tanks?

Yes. Hotel tanks carry more water and run around the clock. The lining erodes faster and treatment must account for higher salinity exposure.

What specifically causes leaks at the floor-to-wall joint?

The floor-to-wall joint takes the greatest water load, and settling and movement open cracks there. Thermal expansion widens existing cracks.

How much does water tank sealing in Al Adl cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Adl.
