Water tank sterilization in Al Sarawat Jeddah
Al Sarawat is a remote industrial district in the far south of Jeddah where large workshops, warehouses and scattered residential buildings share wide plots. Tanks here are old, often exposed in courtyards or on roofs, and take full sun and dust. Water comes from a distant network with weak pressure, so tanks hold water for long periods before use, encouraging bacterial growth.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Sarawat
Tanks here are very old and have weathered sun and dust for years, and residential buildings are scattered across wide empty spaces with great distances between them. The method is set out in full on our Water tank sterilization service.
Exposed tanks on roofs and compound walls
Most tanks sit on roofs or walls exposed directly to sun, dust and wind. Faded paint and rust on outer surfaces show years of exposure and neglect.
Weak pressure and stagnant water
The water network is distant and pressure is very low. Water may sit in the tank for days or weeks before use, promoting bacterial and algal growth.
Dust and industrial contaminants from workshops and dirt roads
Workshops nearby create dust clouds and many dirt roads run through the area. Dust and industrial pollutants enter the tank through gaps and cracks or mixed with incoming water.
Landmarks of Al Sarawat
Access through Al Sarawat runs via Al Laith Road and the southern corniche, with the Industrial City and major workshops marking the wide southern boundary of the district.

What we read inside the tank before anything starts
An industrial district in the far south of Jeddah on the western side of Al Khumrah, stretched between the Industrial City to the north and the southern corniche to the west. Workshops and warehouses dominate, scattered homes sit on wide plots.
Sediment on the floor
Heavy sediment comes from dust, dirt and industrial pollution from nearby workshops, settling fast because water is stagnant.
The slime film on the wall
Green algae and black bacteria grow on exposed tank walls, especially where light and air penetrate.
Light and heat
Line flushing starts from weak taps in scattered distant buildings and may need re-cleaning because water carries heavy sediment.
The lining and any cracking
Interior humidity is relatively low but heat from direct sun is very high, accelerating heat-loving bacterial growth.
The lid and the openings
Bacterial colonies form on the tank floor around settled sediment and dust deposits, with algal layers on the walls.
What shows up at the tap
Odour and cloudiness return quickly after sterilization, especially if tanks remain exposed and unprotected from dust and sun.
How we work
-
1
Inspect and record the condition
We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.
-
2
Drain and lift the sediment out
The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.
-
3
High pressure wash
Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.
-
4
Sterilize, rinse, then return to service
The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.
What water tank sterilization includes
-
A recorded inspection
Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.
-
Draining and sediment removal
The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.
-
High pressure washing
Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.
-
Sterilizing the internal surfaces
A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.
-
Line flush and aftercare
Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.
-
The next cycle
We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.
What is different about South Sub-Municipality
The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.
Questions about this district
Why does water in Al Sarawat always look cloudy or discoloured?
Old exposed tanks allow dust and pollutants to enter. Weak pressure and stagnant water promote algal and bacterial growth.
Does sterilization solve the long stagnation problem?
It kills current bacteria but does not solve the root cause. If water remains stagnant for long, bacteria return quickly.
How often should tanks be sterilized in Al Sarawat?
Because of harsh conditions and stagnant water, sterilization should repeat every two months instead of every three.
Are very old tanks safe after sterilization?
If cracks are small and the tank surface is sound, yes. But if cracks are large or rust is deep, repair or replacement may be needed.
Do industrial pollutants from workshops reduce sterilization effectiveness?
Yes. Pollutants may weaken the disinfectant. Deep mechanical cleaning must be very strong to remove all industrial deposits.
What is the difference between sterilizing closed and exposed tanks?
Exposed tanks need deeper cleaning and stronger disinfection because contamination enters constantly from air and dust.
How much does water tank sterilization in Al Sarawat cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Sarawat.
